But as an all-volunteer organization, accessing loans to buy property isn\u2019t easy. When a local landlord offered to sell P4P a fiveplex property, they immediately wanted to snap it up. Except they didn\u2019t have enough cash to buy it outright.\u00a0<\/span><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The owner of the property offered P4P a vendor take-back mortgage, essentially loaning P4P the funds they needed, at an interest rate of 6%, to facilitate the purchase. Given the high interest rate, according to Fay Martin, founder of Places for People, \u201cwe knew we needed to pay it back.\u201d<\/span><\/p>\n\t<\/div>\r\n<\/div>\r\n\r\n\r\n\r\n\n\t\t\t<\/div> \n\t\t<\/div>\n\t<\/div> \n<\/div><\/div>\r\n\t\t<div id=\"fws_6aaaf6a2130e9\"  data-column-margin=\"default\" data-midnight=\"dark\"  class=\"wpb_row vc_row-fluid vc_row\"  style=\"padding-top: 0px; padding-bottom: 0px; \"><div class=\"row-bg-wrap\" data-bg-animation=\"none\" data-bg-overlay=\"false\"><div class=\"inner-wrap\"><div class=\"row-bg\"  style=\"\"><\/div><\/div><\/div><div class=\"row_col_wrap_12 col span_12 dark left\">\n\t<div  class=\"vc_col-sm-12 wpb_column column_container vc_column_container col no-extra-padding inherit_tablet inherit_phone\"  data-padding-pos=\"all\" data-has-bg-color=\"false\" data-bg-color=\"\" data-bg-opacity=\"1\" data-animation=\"\" data-delay=\"0\" >\n\t\t<div class=\"vc_column-inner\" >\n\t\t\t<div class=\"wpb_wrapper\">\n\t\t\t\t\r\n<div class=\"wpb_text_column wpb_content_element\" >\r\n\t<div class=\"wpb_wrapper\">\r\n\t\t<h2><span style=\"font-weight: 400;\">Using community bonds to refinance debt<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">P4P turned to community bonds &#8211; a way to raise money from local investors, at a lower interest rate, to refinance the vendor take-back mortgage.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When Tapestry Community Capital first began working with P4P, there was concern that paying down debt wouldn\u2019t be a \u201csexy\u201d enough issue to grab investor interest. But the campaign sold out in a <\/span><b>record-breaking nine weeks<\/b><span style=\"font-weight: 400;\">!\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Why? Because Fay says <\/span><b>investors were happy to see P4P taking action<\/b><span style=\"font-weight: 400;\">. The Haliburton County community urgently needed more affordable housing and by finding a way to buy the fiveplex, investors could see P4P was serious about addressing the crisis. They took things a step further:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">They<\/span><b> consolidated all of their debt<\/b><span style=\"font-weight: 400;\"> onto just two of their five properties.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">This<\/span><b> freed up assets<\/b><span style=\"font-weight: 400;\"> to buy a sixth property with 8 more units.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Then, they<\/span><b> leveraged their assets again<\/b><span style=\"font-weight: 400;\"> to secure a line of credit from a local credit union &#8211; something they\u2019ve never been able to do before.\u00a0<\/span><\/li>\n<\/ul>\n\t<\/div>\r\n<\/div>\r\n\r\n\r\n\r\n<blockquote class=\"nectar_single_testimonial\" data-color=\"\" data-style=\"basic\"><div class=\"inner\"> <p>&#8220;We very quickly did what we said we would do, which was continue to use our assets to build or acquire more rental properties in Haliburton County, and we did it with amazing speed.&#8221;
